You’re watching because you’re probably thinking about selling your home or you had your home on the market and it hasn’t sold. I’m going to talk to you about what we do on our team that’s different. What gets home sold? Why we sell homes every day, when the typical agent in our marketplace almost never sells a home. Whether you have a condo to sell or a mansion, the proven strategies we are about to share apply to all properties.
Our team sells all sorts of properties and we sell them all over our area, and we know what works. There are really only 3 things that will ever stop a home from selling. One is that there’s something wrong with the condition or the location of the home. That’s rarely the case, but we will go through your home and if there are things that we can suggest that will make it more sellable or appealing, we won’t be shy about doing that. The other two factors are pricing and marketing. Since we study homes in our marketplace and their values every single day, we’re going to give you good information so you can make good decisions about how to price your home.
There are really only 2 types of marketing. There is what we call the traditional or passive approach and then there’s the non-traditional or aggressive, what we call a proactive approach, that we use. You see most real estate agents use the traditional or passive approach because that’s all they can do. They don’t have the time or the resources to do anything else. What do I mean by passive? I mean things like open houses, caravans, advertising online, throw it on the MLS, send out an email and then hoping and waiting, waiting for the buyer to find you. The approach we take is a much more aggressive or proactive approach. Instead of waiting for the buyer to find us, we’re going out and finding the buyers.
How do we do that? On a daily basis we call out to hundreds of buyers looking for the right buyer for your home. Most agents don’t have the time or resources to do that. Another thing that we do that’s unique is that we’re able to respond immediately to an inquiry from a buyer, whether they found your property on the internet or they’re calling off a for sale sign. For example, when someone drives by your home at night and they call the number on the sign and they get voicemail, they may hang up because they don’t like voicemail.
We have systems that will give the buyer instant information on your home, while programmed so the buyer is given good reason and benefits to leave their information, so we can contact them soon after. We also have a system in place where our team instantly gets a text message with the buyer’s phone number and usually their name and we’re calling them as they’re driving out of your neighborhood. Most agents will never know that a call from a prospective buyer even took place.
Same with the internet, studies show that if you don’t respond to someone within 10 minutes, with each passing hour the chance of ever connecting with them goes down dramatically. You see, there are no magic tricks. What there is for you to sell your home successfully is a team of professionals that are highly trained and highly motivated. We have more time. We have more resources to sell your home at your price and timeframe than a typical agent ever will.
